Don't Wait Until Saturday: What Agents Are Missing Between Open Homes

Saturday does the job it's supposed to do — it creates competition, social proof, and a burst of activity around a listing. But most agencies treat Monday to Friday as dead time between opens, when it's often the opposite: it's when your most qualified buyers are sitting untouched in the database.

Think about who's actually in there for any given listing — buyers who've enquired, buyers who've saved the listing, buyers who inspected a comparable property, buyers who said they couldn't make Saturday, interstate or overseas buyers, buyers' agents working that price range. That's not a cold list. That's a group who've already told you they're interested — and most agencies just wait for them to show up to the next open, if they show up at all.

A midweek showing isn't a second open home

The mistake is treating a weekday inspection as a smaller version of Saturday. It isn't. It's a private, targeted opportunity for a buyer who's already shown interest but can't or won't attend the mass-market event. Instead of "the next open is Saturday," the offer becomes:

The message worth putting in the listing, in follow-up emails, in SMS replies: "Can't make Saturday? Ask us about a private or live remote inspection." That's a genuinely different value proposition to a vendor than "we'll have an open home Saturday" — it's an agency actively working the buyer list all week, not waiting for one day to do the work.

What this looks like in practice

An interstate buyer enquires Tuesday morning. The agent happens to be at the property that afternoon and offers a live walkthrough on the spot — twenty minutes later, that buyer has had a genuine private inspection without booking a flight. From there, they're a candidate for Saturday, a second look, an offer — or, in some cases, a buyer who commits without ever physically attending.
